Carver Commercial has successfully concluded two landmark property transactions for the Barningham Estate, securing the sale of a prime development site and the lease of an iconic local pub. 

The first transaction involves the sale of Glebe Farm Buildings, a 0.48-acre site in the heart of the village. The site, which has planning permission for the conversion of a traditional stone barn into a two-bedroom dwelling alongside five new-build homes, represents a sensitive and sustainable approach to meeting local housing needs while maintaining the village’s architectural character.

The second deal is the lease of The Milbank Arms, a Grade II listed pub and restaurant, to James Hodgson of Fare Game Pubs. James, who lives locally with his partner and co-director, Tamsin Brown, brings a wealth of passion and experience to this new venture. Together, they aim to transform the pub into a premier food destination while maintaining its historic role as a hub for the local community.

The Milbank Arms had already undergone significant renovations prior to James’s stewardship. Since taking over, James has made further improvements to the back-of-house areas, including the kitchen and cellar, to enhance operational efficiency and support the delivery of high-quality, seasonal dishes. A major regeneration project is planned for spring 2025, focusing on a facelift for the pub’s outdoor courtyard. This will transform it into a beer garden, complete with new planting, lighting, and a revitalised outdoor kitchen. The pub also offers six double en-suite luxury guest bedrooms and two holiday cottages, making it an attractive stay option for visitors to the area.

Our vision is to create a destination pub that highlights the fantastic local produce available in this area, particularly the exceptional game.

“We’ve already started enhancing the pub, including upgrading the cellar to ensure the perfect conditions for a wide range of drinks and improving the kitchen facilities. Looking ahead, we’re excited to regenerate the courtyard area, transforming it into a stunning outdoor beer garden. These changes will help us provide an exceptional experience for both locals and visitors.”
